We are excited to present our new residential project in Tbilisi. The architectural concept and internal layout were directly dictated by the specific configuration of the plot, leading us to a highly practical and interesting solution. In the design, two mutually perpendicular volumes blend together seamlessly. This approach gives the building a sense of visual lightness, making its actual scale feel much more subtle and approachable to the eye.

The project's main charm lies in its contrasting facade and zoning, which is entirely tailored to the client's lifestyle. From the street side, the house is maximally closed off, completely isolating it from external noise. Conversely, the space opens up entirely towards the inner courtyard through expansive floor-to-ceiling windows. This dual-character facade ensures maximum natural daylight indoors while turning the backyard—complete with a pool and lounge area—into a totally private, secure sanctuary.

As for the interior, the active and passive zones are logically separated:

1st Floor (Dynamic Space): The open-plan living room and kitchen-dining area connect directly to the backyard, creating a seamless flow between the interior and exterior. A guest bedroom is also thoughtfully placed on this level.

2nd Floor (Quiet Zone): This level is fully dedicated to privacy. It features 3 independent bedrooms (each with its own walk-in closet) and a secluded home office.

Ultimately, we've created a home where the architecture is fundamentally focused on the resident's peace of mind, offering the perfect environment to unwind.
